Getting taller: I keep waiting for the Trump International Hotel and Tower Toronto to make a big impact on my balcony view of the Financial District. For more than a month, I’ve been able to see the Trump Toronto’s rooftop construction crane poking above and behind the 51-storey Bay Adelaide Centre. But within a couple more weeks, I should finally be able to see the actual tower itself. Below are several recent photos showing the Trump Toronto’s progress ascending to the ranks of the city’s tallest buildings.

New HQ for ETFO: Residents in downtown’s Upper Jarvis area are bracing for two more years of dust, dirt, noise and increased traffic as construction gets underway on a new office building for The Elementary Teachers’ Federation of Ontario (ETFO) at the northeast corner of Huntley and Isabella Streets. The four-storey structure will be built on the 15 Huntley Street site once occupied by the Children’s Aid Society of Toronto (CAS), which five years ago moved into new offices of their own only three blocks west on Isabella.

Designed by Toronto’s KPMB Architects, the ETFO headquarters will stand four storeys tall with one level of underground parking for 50 vehicles.  The building is being designed to achieve LEED (Leadership in Energy & Environmental Design) certification. It will replace a pair of 2-storey brick buildings that have been sitting vacant, and in a visible state of disrepair, since the CAS relocated to its new premises in 2006. Demolition of those structures started two weeks ago and should conclude shortly. Kael Opie, the ETFO project architect at KPMB , said construction of the new headquarters  is expected to begin within the next month. Completion is anticipated for May 2013.

The Huntley-Isabella neighbourhood is bounded on three sides by busy downtown thoroughfares: Jarvis Street on the west, Bloor Street on the north, and Sherbourne Street on the east. Isabella runs east-west, linking Jarvis and Sherbourne. Earl Street and Earl Place, to its south, are quiet cul-de-sacs on the east and west sides of Huntley Street, respectively.  The area is predominantly residential in character, with several highrise and lowrise apartment buildings plus numerous semidetached three-storey homes on tree-lined Selby, Linden and Huntley Streets, as well as on Earl Street and Earl Place. The area also is home to the Casey House HIV/AIDS hospice, the Isabella Hotel & Suites, the Sacré-Coeur Catholic elementary school, a campus of the Msgr. Fraser College adult learning centre, and various offices (the massive Rogers Communications head office building looms large over the neighbourhood from the northwest, while the Greenwin Square office tower, highrise apartment building and shopping centre complex do the same from their location to the north between Bloor and Selby Streets).

Like many other downtown neighbourhoods, Upper Jarvis has witnessed a flurry of condo construction during the past three years. The dust is still settling at the new James Cooper Mansion condo tower at the corner of Linden and Sherbourne Streets, where occupancy began in February and exterior landscaping is still underway. Two other condo towers — X Condos at Jarvis and Charles Street, and 500 Sherbourne just below Earl Street — both opened last spring. Two more — Couture Condos and X2 Condos — are currently under construction at Jarvis & Charles, while several more condo highrises have been proposed for nearby locations. Now, the ETFO project is tossing office construction into the neighbourhood’s mix of ongoing building activity.

Some Upper Jarvis residents are wondering what impact the 20-meter-tall ETFO building will have on their neighbourhood. Besides the usual building-period irritants of noise, dust, and movement of heavy construction vehicles and equipment, they’re concerned about a potentially substantial increase in traffic along Isabella Street, especially at evening rush hour. The entrance and exit to the employee parking garage for the gargantuan Rogers building is on Isabella, and when the place empties out at quitting time, traffic often slows to a crawl between Jarvis and Sherbourne, making it difficult for southbound motorists to turn from Huntley onto Isabella Street. Residents are still waiting to see how much extra traffic the new James Cooper Mansion condo will draw to their streets (the tower is only half occupied at this point), and fear that dozens more vehicles for ETFO staff could only worsen the situation.

For the next two years, though, one thing is certain already: they’ll definitely see a sharp increase in the number of dump trucks, concrete mixers and heavy construction vehicles driving down their streets. The ETFO held a groundbreaking ceremony at the construction site last Wednesday and, since then, demolition teams have reduced one of the two former CAS buildings to rubble. I will continue following construction of the ETFO headquarters, and will be writing a “Neighbourhood Watch” report on building activity in the neighbourhood this summer. Keeping tabs on … Delta Hotel & Bremner office tower construction at Southcore Financial Centre

April 21 2011: Pile driving and shoring activity continues as crews prepare the Delta Toronto hotel and Bremner Tower office site for excavation.

 

Shore thing: The site for downtown Toronto’s next new hotel and office tower — part of the Southcore Financial Centre (SFC) at the northwest corner of Bremner Boulevard and Lower Simcoe Street — continues to be prepared for excavation. Drilling rigs have been working on the property since the beginning of this year, installing steel I-beams  to shore up the north side of the site next to the railway tracks. Excavation for the 45-storey Delta Toronto hotel and the 30-storey Bremner Tower office building should commence within a few months. Meanwhile, the 26-storey PricewaterhouseCoopers office building — the first SFC tower to be built — is 86% leased, with occupancy expected to be begin this fall. Below is a rendering from the Southcore Financial Centre website, showing how all three towers will appear once completed, along with a series of photos I took of the construction site on Thursday.

Trump l’oeil: Eyes on Toronto’s Trump Tower

Reaching skyward: In this view from the depths of the Bay Street skyscraper canyon, the 13-storey office building at 302 Bay Street (top) appears to rise almost as tall as the still-under-construction Toronto Trump Tower, which is around 50 floors high so far and climbing steadily on its way to 60 storeys.  Originally the Trust and Guarantee Building, 302 Bay was built in 1917 but received a rooftop addition in 1929. The building now bears the Bank of Montreal name above its front entrance.  On the left is the 51-storey Bay Adelaide Centre, Trump Toronto’s neighbour on the north side of Adelaide Street, built in 2009. Part of the 68-storey Scotia Plaza tower built in 1988 is visible at right and in reflection on the south side of Bay Adelaide Centre.

The Trump Tower made the news today in a Toronto Star article that gives an “exclusive peak” inside the Trump Hotel section of the skyscraper, which received an occupancy permit from the City last Friday. The hotel is scheduled to open later this spring. The newspaper article also profiles the tower’s 42-year-old billionaire builder, Alex Shnaider, and hails his “noteworthy accomplishment” of having “built the tallest residential tower in Canada — and the second tallest building in Toronto, after the CN Tower.” Seems the Star is jumping the gun: the Trump isn’t even as tall as the Bay Adelaide Centre yet, and it’s far from “built.” Moreover, when complete, it still won’t rise as high as 72-storey First Canadian Place, so Trump will have to settle for third-highest place on the Toronto skyline. 12 floors finished, 60 more to lose their marbles as First Canadian Place gets a new glass face

Fresh new face: I think it’s safe to say the First Canadian Place (FCP) office tower rejuvenation program is the city’s highest-profile construction project — simply since exterior work on the 72-storey building’s top floors has been visible across much of the city since the beginning of 2010.

When it opened in 1975, FCP instantly became a Toronto landmark — and the tallest skyscraper in all of Canada. But even though it has held the title as the country’s tallest building ever since, FCP started losing its lustre in the mid-1990s when its bright white marble wall began to discolour and deteriorate.

When built, the tower was clad in 45,000 white Carrara marble panels that looked striking, but lacked durability. Over the next 20 years, city smog and the harsh extremes of the Canadian climate took their toll, causing the panels to darken, crack and warp. The building’s owners inspected the marble regularly, replacing any panels that had become loose or damaged, but the stark contrast of shiny new marble slabs beside original, greyed panels gave the tower’s exterior a mottled, dirty appearance.

What looked like merely a cosmetic concern became a safety issue in May 2007 when a panel weighing between 200 and 300 pounds fell from the 55th floor during a wind storm, plunging to the roof of FCP’s third-floor mezzanine. The incident made headlines after police closed surrounding streets as a precaution, disrupting streetcar service and causing severe traffic congestion throughout the downtown core. Things quickly got back to normal in the Financial District once repairs were made; meanwhile, engineers inspected the building exterior to ensure there weren’t any more marble slabs at risk of falling off the tower.

FCP wasn’t the only skyscraper having problems with its marble skin; in fact, the 83-storey Aon Centre in Chicago — designed by Edward Durell Stone, also the architect of FCP — experienced similar issues with its Carrara marble cladding, and ultimately replaced its entire facade with granite.

 

$100 million rejuvenation project started in 2009

In the late 2000s, the owners of FCP — Brookfield Properties — decided it was time to give their tower a facelift, too, as part of a multifaceted building rejuvenation program that would upgrade the building’s mechanical, electrical and lighting systems as well. With a total pricetag of more than $100 million, the rejuvenation project began in the late summer of 2009, and will continue until the end of 2012. The actual recladding work started in early 2010, and is scheduled to conclude at the end of this year. All 45,000 marble slabs are being replaced with white fritted laminated glass panels, a process that takes about three weeks per floor. (Ceramic fritting is a glazing that is baked onto glass.)

Meanwhile, the marble removed from the tower is being repurposed for landscaping and community arts projects. (In a December 31, 2010 article, “The upside of losing all your marbles,” the Globe and Mail revealed how some Toronto artists are incorporating pieces of FCP’s marble into sculptures and other projects.)

Canada’s tallest office tower, the 72-storey First Canadian Place, is seen in a photo shot on April 9 2004

 

Standing tall: First Canadian Place has always had a strong presence on the Toronto skyline, thanks to its height and its crisp white Carrara marble curtain wall exterior. But time and weather have taken their toll on the stately tower, and its owner is undertaking a $100 million project to replace the 45,000 discoloured and deteriorating marble tiles with fritted glass panels (see the post above for further details on that endeavour).

First Canadian Place still stands out on the skyline — it just doesn’t look as brilliant as it once did. But once work crews finish installing its full new glass facade, possibly by the end of this year, the 72-storey tower will gleam once again.

Trackside towers: As downtown’s newest office tower approaches the end of construction, site excavation has only just begun for its two younger siblings, who will gradually grow into prominent hotel and office towers standing proudly right next door. 

Work on the 26-storey PricewaterhouseCooper (PwC) office building at 18 York Street is winding down, and occupancy for most of its floors is scheduled for the third quarter of this year. (Four and a half floors of the PwC tower, which is 86% leased, won’t be ready for occupancy until early in 2013.)

Meanwhile, crews are preparing to build downtown’s next new highrise hotel, the Delta Toronto, as well as the city’s next new office block, the Bremner Tower, on lands along Bremner Boulevard just west of PwC.

But this young family of buildings, formally known as the Southcore Financial Centre (SFC), is already having a major impact on the city. Along with some newer neighbours (Telus Tower and Maple Leaf Square) who recently took up residence nearby,  SFC is changing the look of the skyline and railway lands while at the same time drawing the Financial District to the south side of the train tracks.

And with construction currently underway for the ÏCE and Infinity3 condo towers just one block to the south, and construction expected to start later this year on the Ripley Toronto Aquarium one block to the west, this formerly derelict railway lands district is being transformed into a bustling and vibrant urban neighbourhood.

Sometimes I still can’t believe this is happening. Before I even moved to Toronto in the early 1980s, politicians kept promising new office and residential developments would revitalize the ugly railway lands between Union Station and Lake Shore Boulevard. As is typical for Toronto, it took so long for things to get going, I never thought I’d see construction actually get underway. But it has been happening, and the pace of transformation from blight to bright has been phenomenal.

For years, there wasn’t much more than a few parking lots and dusty, vacant fields on the vast swath of land stretching from the CN Tower in the west to the old Canada Post building at the corner of Bay Street and Lake Shore Blvd., in the east. Then the Air Canada Centre opened in 1999, followed in late 2005/early 2006 by the 35- and 16-storey Infinity condominium buildings at the corner of Bremner and Simcoe.  Last year, both the Telus office tower and the Maple Leaf Square condo/office/hotel/retail complex opened on the east side of York at Bremner. This year, condos, offices and a hotel are under construction, and a major tourist attraction will be joining them soon. Whew! Three years from now, I might not even recognize the neighbourhood!

But let’s get back to Southcore, the new kids on the block bounded by Lower Simcoe Street to the west, Bremner Blvd. to the south, York Street to the east, and the railway tracks to the north. The Delta Toronto will be a 45-storey, 566-room, four-star hotel standing at the corner of Bremner and Simcoe, conveniently just across the street from the Metro Toronto Convention Centre. The 30-storey Bremner Tower will sit between the Delta and PwC, on Bremner Blvd.

When I walked around the area last week, a construction crew and pile driver were working along the north perimeter of the site, right next to the rail tracks.
