Aura condo construction climbs to 60 storeys

Sweet 60: Construction has commenced on the 60th floor of the Aura condo tower at College Park.

That leaves 18 more residential levels to be built, plus the tower’s mechanical penthouse.

If you have roughly a million bucks to spare, you can still buy in the building. According to a listing on the project website, 7 “executive suites” are available on the 75th floor, at prices ranging from a low of $994,500 for a 1,090-square-foot unit, to a high of $1,454,800 for a 1,630-square-foot residence.

If you’d prefer to live higher up, four penthouse suites are still available, too —  at prices ranging from $2,349,500 for 2,335 square feet to $3,559,000 for 2,961 square feet.

48 of 78: Bright sunny days have been few and far between in Toronto lately. But thanks to the Aura condo tower under construction at College Park, I can immediately tell if the morning sky is clear without looking out a window or even getting out of bed, for that matter. That’s because my apartment gets completely flooded with brilliant sunlight reflected by the glass windows and cladding on Aura, several blocks to the southwest.

Last week, Aura passed the two-thirds point of construction when work started on its 48th floor. The tower will ultimately rise 78 storeys, becoming the tallest residential condominium building in Canada.

 Midpoint milestone: The Aura condo tower at College Park has reached the halfway point — 39 floors — where building activity including concrete floor pours and construction of supporting walls has been underway the past two days.

When it tops off at 78 storeys, Aura will become Canada’s tallest residential building.

I can’t help but watch Aura’s construction progress — the window next to my computer looks straight at it. Even though I’m more than five blocks away to the northeast, I can feel the strong presence of the big rectangular slab of concrete and glass looming over my left shoulder. I’m not impressed by the building’s appearance so far, but I am looking forward to the point at which Aura reaches the 59th floor and construction commences on 16 levels of “executive suites” and five floors of penthouse and sub-penthouse residences. The oval shape for that top section of the tower will give Aura a unique silhouette on the city skyline, and be considerably more interesting and appealing to look at.

Close quarters: At this time last summer, the underground parking levels of Fly Condos were still in the early stages of construction, with months to go before the building reached grade. As of this week, the building has climbed 23 stories above the street — just one level shy of its final floor count. In the process, Fly has made a mini condo tower canyon on Front Street West look and feel even more cramped and crowded than it had been before.

Right now, there’s lots of open space to the north and west of Fly, since the surrounding land is occupied by large surface-level parking lots (who knows for how much longer before they’re redeveloped into condos, too). But it’s a completely different story on Fly’s other two sides.

Looming large: The Aura condo tower under construction at College Park already has a formidable and massive presence in central downtown Toronto — and the building has reached only 33 floors so far. I’m still trying to imagine the impact the tower is going to have on both its immediate area, and on the city skyline, when construction tops off at 78 stories. And from a purely personal perspective, I’m curious and anxious to see how the tower will affect the daylight and sunshine that pours through the windows of my condo six blocks away to the northeast.

Aura started climbing into the view from the window next to my computer desk in late May, when construction had reached about 15 floors.  By July, it had blocked nearly all my view of the new 21-storey SickKids Centre for Research and Learning tower, which is approaching the end of construction two blocks to Aura’s southwest. As Aura continues its ascent, it will fill in much of the sky that I see between the two Radio City condominium towers on Mutual Street near my home.

On the rise: “What’s taking Aura so long?” That’s a question I’ve been asked a number of times recently by people who have been waiting, obviously rather impatiently, for the Aura condo tower at College Park to begin making its mark on the downtown skyline. They won’t have to wait much longer.

Aura already has a profound presence when viewed from ground level along parts of Yonge and Gerrard Streets, and in a few short weeks will become more visible over a wider area as it starts rising above some of its highrise neighbours. By June, I will probably be able to watch the construction from the comfort of my condo six blocks away to the northeast; right now, the orange and white cranes atop Aura are competing for my attention with the two cranes on the SickKids Centre for Research and Learning Tower two blocks to their southwest.

Open for discussion: The City is holding a community consultation Wednesday night to get public input on a developer’s plan to build a 60-storey condo tower at Yonge & College Streets, right next door to a 4-storey heritage building constructed in 1891.

Designed by Graziani + Corazza Architects Inc. of Mississauga for developer Canderel Stoneridge of Toronto, the building would feature a 207-meter-tall tower containing 599 residential units at the municipal address of 460 Yonge Street. A podium ranging from 3 to 7 stories would contain the condo’s recreational amenities along with retail space on the street level and second floor, offices on the third floor, and an outdoor terrace with barbecue area on the podium roof. Six levels of underground parking would offer 196 vehicle spaces and 608 bicycle parking spots.

With 6 of Aura’s 75 condo floors now constructed, the building has begun to prominently assert its presence for several blocks in each direction, giving city residents and visitors an early hint of the dramatic impact the country’s tallest residential tower will have on the Toronto skyline.

Halfway up: The Couture Condominium tower continues its ascent half a block south of the intersection of Bloor & Jarvis Streets. When I passed by the project site last Friday, a construction supervisor told me that crews were working on the 21st floor — almost the halfway point for the luxury condo highrise. (The Couture website states that the tower will have 44 floors, but the supervisor and a construction worker both insisted the building will be topping off at 42. However, a September 2011 construction update on the website says “the project consists of a 2 level podium, from which the 42 storey tower emerges.” )

It won’t be long before Couture climbs higher than its next-door neighbour to the north, the 28-storey Residences on Bloor rental apartment building at 235 Bloor Street East. But it still has a few more months of construction to go before it begins drawing serious attention away from its next-door neighbour to the south, the 44-storey X Condominium Tower at 110 Charles Street East.

A highly successful project of Monarch Group, Couture is 97% sold with only 9 suites remaining for sale. They include a 558-square-foot, 1-bedroom 1-bath “Tokyo” unit going for $349,340, and a 665-square-foot 1-bedroom + den with 1 bathroom “Milan” suite on the second floor, listed at $360,990 on the project website. (Interestingly, when I last reported on Couture’s progress in a September 3 2011 post, I noted that the website had listed a slightly larger “Tokyo” suite for a considerably lower price — $292,490 for 590 square feet.)

Couture Condominium was designed by  Graziani + Corazza Architects Inc. of Mississauga.

Couture climbs: Last time I reported on Couture Condominium in my June 23 2011 post, the building was beginning its climb above grade, with forms for some of the walls on the first floor being put in place. By the end of the first week of August the first two floors were poured, and by August 19 crews were up to the fifth floor. Now they’ve begun work on the eighth level, bringing them more than one-sixth of the way to the tower’s ultimate height of 44 storeys.  Meanwhile, design elements of the tower’s two-storey podium and indented front facade have already become apparent.

According to the Couture Condominium website, the project is 97% sold, with only 11 suites remaining. They range from a 590 square foot 1-bedroom, 1-bathroom “Tokyo” suite for $292,490 to a 665 square foot 1-bedroom + den and 1 bathroom “Milan” unit for $360,990.

Couture Condominium is a project of Monarch Group. The slender glass tower was designed by Graziani + Corazza Architects Inc. of Mississauga.

Awaiting a crane: Looks like a construction crane will be installed on the Fly Condos building site on Front Street West near Spadina Avenue any day now. The excavation for the 24-storey glass, stone and precast tower is four levels deep on the east half of the site, and a concrete pad for the crane base has been prepared in the middle of the pit. A project of Empire Communities, Fly Condos was designed by Graziani & Corazza Architects Inc.
