Digging deeper: Exactly one year ago, the southeast corner of Yonge & Bloor Streets was just a large, empty, snow-covered lot, bisected by a pedestrian entrance to the Yonge-Bloor subway station. Now it’s a bustling construction site where an enormous excavation is taking shape for the 70-storey One Bloor condo tower.  So far crews have dug deeper than one level below grade, making steady progress on moving earth out of what will ultimately become a five-level underground parking garage. One Bloor is a project of Great Gulf Homes. The tower was designed by Hariri Pontarini Architects, with interior design by Cecconi Simone Inc. Below are photos I have shot of One Bloor’s excavation progress in the past two weeks. Higher FIVE?: One of the most talked-about condo projects in downtown Toronto, FIVE Condos at 5 St Joseph, could wind up slightly taller than was originally envisioned if a city committee gives the developers approval to boost the tower’s total height.

Back in the fall of 2008, the owner of a .267-hectare site at the southwest corner of Yonge and St Joseph Streets applied to the city for zoning bylaw changes that would permit redevelopment of several historic buildings on the property into residential and retail uses, along with construction of a 49-storey condominium point tower. In August 2009, the developer revised its application after receiving preliminary feedback from city planners and Toronto’s Heritage Preservation Services. It trimmed the tower to 45 floors, and also reduced the height and size of the tower podium. On October 22 2009 the Toronto Preservation Board gave the nod to the heritage components of the proposal, while five weeks later Toronto City Council approved the project.

Graywood Developments Ltd. and Mod Developments Inc. subsequently launched sales for FIVE Condos in 2010, and the project proved immensely successful: suites sold swiftly, and FIVE Condos emerged a big winner at the 2011 BILD Awards in April, claiming honours for High-Rise Project of the Year, Best High-Rise Building Design, Best High-Rise Sales Office, and Best Model Suite. (Hariri Pontarini Architects designed the condo project, while E.R.A. Architects Inc. is overseeing the restoration of the heritage building component.) Now the developers are seeking approval to add 5 more floors to the tower, for a total of 50 storeys. They have submitted a minor variance application to the Committee of Adjustment, and anticipate that their application will be heard at the committee’s February 2012 meeting, Graywood’s development manager, Gabriel DiMartino, told me this week.

 

Yonge Street condo development trend?

Despite all the accolades and strong sales, some area residents are disappointed that the developers are seeking to add more floors to the tower. They worry that city approval for the extra height will set what they consider to be a disturbing trend for skyscraper development along the stretch of Yonge Street between College and Bloor Streets, where several condo tower projects have already been proposed and more are in the works.  Last year, for instance, the developer of the Nicholas Residences condominium on St Nicholas Street two blocks north of FIVE Condos appealed to the Ontario Municipal Board after the city’s Committee of Adjustment denied its application for a “minor variance” permitting it to add six storeys to its popular tower project. (The city had approved a 29-floor tower, but the developer wanted to increase that to 35.) A residents’ group called Save St. Nick opposed the extra floors; they were concerned about the potential detrimental impact the tower could have on the livability of their quiet downtown neighbourhood and the quaint tree-lined and cobblestoned St Nicholas Street in particular. The case settled when the developer agreed to pay $750,000 towards projects intended to benefit the local community. (Construction of the 35-storey tower is now underway.)

 

Biggest heritage protection project in Canada

Although the extra height proposed for FIVE Condos irks some people, most neighbourhood residents seem pleased — and relieved — that the project will save a significant stretch of heritage buildings along Yonge Street while retaining the historic Rawlinson Cartage Company warehouse facade on St Joseph Street. Staff with the city’s planning and heritage departments are happy, too. At one public meeting I attended, for example, City of Toronto senior planner Michael Hynes praised FIVE Condos as “the largest heritage building protection project in the country,” and pointed out that part of the project will include substantial streetscape improvements to Yonge, St Joseph and St Nicholas Streets. Indeed, facades for two recently-demolished heritage buildings on the west (St Nicholas Street) side of the FIVE Condos site will be recreated from new brick matching the size and colour of brick on the original structures. Incorporated into the condo tower base, the rebuilt facades will maintain much of the unique look of the pre-construction St Nicholas streetscape. And at several public consultation meetings I attended this fall, members of local neighbourhood associations cited the FIVE Condos treatment of heritage properties and the placement of the tower 30 meters back from Yonge Street as an example of appropriate condo development that could complement and perhaps even enhance Yonge without destroying the street’s historic look and character.

 

Project praised in local newspaper reports

Meanwhile, FIVE Condos continues to attract positive public attention in local newspaper reports. In an October 27 2011 Globe and Mail article entitled “Yonge Street’s oldsters make room for a glitzy neighbour,” columnist Dave LeBlanc describes the “metamorphosis” the Yonge-St Joseph-St Nicholas block will undergo, and provides a brief history of the heritage buildings on the FIVE Condos site. In the November 9 2011 Metro newspaper article “Toronto’s old buildings get a second life as condos,” writer Duncan McAllister describes FIVE Condos as a project “heavy on the conservation,” and a development that “promises to transform this forgotten corner into a renewed urban zone.” And in the November 11 2011 National Post article “Follow the cobblestoned street to the city’s best new-but-old condos,” writer Suzanne Wintrob examines how the FIVE Condos project is retaining the historic integrity of the late 19th Century buildings on its site. She quotes Mary MacDonald, acting manager of the city’s Heritage Preservation Services, as saying that the FIVE Condos developers are “keeping all the exterior elements of the heritage property, adding their own tower, and they’re going the extra mile to make sure that the commercial character of Yonge Street as a main street — with a certain 19th-century character that we’ve kind of lost sight of these days — is restored. We’re hoping that will trigger a conservation movement and a restoration movement up the street.”

Although the FIVE Condos application to the Committee of Adjustment won’t be decided until February at the earliest, preliminary construction activity continues. Shoring work has been underway for several months, and excavation has commenced. Full-scale excavation will begin in the new year once the shoring is finished, Mr. DiMartino said.

Site preparation: Drilling and shoring work continues at the construction site for the One Bloor condo tower at the southeast corner of Yonge & Bloor Streets. The work, which prepares the site for excavation, has been underway for over four months now.

A project of Great Gulf Homes, One Bloor was designed by Hariri Pontarini Architects of Toronto. Information about the building site and design, along with a selection of tower renderings and illustrations, is available at the One Bloor East profile page on the Hariri Pontarini website.

Hollywood film director slams ‘bizarre’ condo tower proposal for Yonge & Gloucester

No celebrity endorsement: I have attended a number of community consultation meetings the City has held in the last year to get feedback on proposed condo developments, but this past Tuesday night was the first at which one of Canada’s leading cultural icons stood up to express an opinion. And what world-renowned movie producer/director Norman Jewison had to say was anything but a celebrity endorsement for the condo tower project proposed for 2-8 Gloucester Street.

Mr. Jewison, 85, has offices in a 133-year-old building he owns immediately to the north of the potential condo development site. He told the meeting he was “amazed” that the condo proposal “has gotten so far,” because he had not even been advised that a tower might rise next door, just 3 meters from his windows.

Calling the condo plan “a bizarre idea,” Mr. Jewison expressed dismay that his building “will be completely in shade. Every single window in our building will now be looking into somebody’s bedroom. We’ll have no light. No sun. No view,” he said. “Everything is just squeezed in,” he added, referring to the compact site for the proposed L-shaped, 200,000-square-foot tower which, he said, would bring “a tremendous influx of people into this neighbourhood.”

The acclaimed director and producer of more than two dozen major Hollywood movies which have collectively received 46 Oscar nominations and won 12 Academy Awards, Mr. Jewison was among 25 people who commented on the condo proposal during the two-hour meeting.

As I have previously reported in posts on October 11 2011 and June 22 2011, a developer has applied to the City for zoning changes to permit construction of a 29-storey tower with 211 condominium units next to two heritage buildings at the corner of Yonge and Gloucester Streets. In an August 15 2011 background report, city planners identified 12 main issues with the development plan, and recommended that a community consultation meeting be held to obtain public feedback on the proposal. On September 12 2011, Toronto and East York Community Council directed staff to arrange the consultation session, and the meeting took place this past Tuesday evening at the 519 Church Street Community Centre.

Although many downtown residents and people involved in the condo development industry believe that the ultimate fate of the 2-8 Gloucester project could set the tone for further highrise projects along Yonge Street, turnout was lower than expected. I counted just over 50 people in the room midway through the meeting, but at least 15 of those were city officials, including Ward 27 Councillor Kristyn Wong-Tam, and the developer’s team of professional consultants and advisors.

Chaired by city planner Diane Silver, the meeting featured presentations by the developer’s planning consultant, Craig Hunter, and its architect, David Pontarini of Toronto’s Hariri Pontarini Architects. They led the audience through a slideshow of illustrations, renderings and photos that suggested how the proposed condo tower might look, and how it would visually and physically impact the surrounding neighbourhood.

Mr. Hunter said the developer has been working with its architects and other consultants for more than a year and half to develop its condo proposal. He said the parties realized the project had to be “sensitive” to the linear park and low-rise neighbourhood to its east, and also had to address transportation, heritage and density concerns. He called the proposal filed with the city “a very compatible fit with the existing mix of buildings in the area.”

Mr. Pontarini noted that his firm has “extensive involvement on North Yonge,” having designed the 45-storey FIVE Condos project currently under construction one block southwest of 2-8 Gloucester, as well as the 70-storey One Bloor condo tower presently being built three blocks north. Hariri Pontarini also was one of the consultants involved in the City of Toronto’s Tall Buildings Downtown Project. “We’re very interested in what’s happening along Yonge Street” and in Yonge Street historical preservation, Mr. Pontarini said, adding that the 2-8 Gloucester project “shows how development could occur along Yonge Street.”

His slide illustrations showed that the project calls for the 1878 Masonic Hall building at 2 Gloucester (a City-designated heritage building that now contains street-level retail, along with upper-level offices and condo units) to be preserved and restored, while the building at 8 Gloucester Street (listed, but not yet designated by the City as a heritage building) probably would be pushed forward closer to Gloucester at the southeast corner of the site. No decision has yet been made as to whether that building will be moved in its entirety, or dismantled and reassembled in the new location. Currently occupied by a restaurant and a nightclub, 8 Gloucester would become a “retail component” of the condo development, Mr. Pontarini said.

The condo entrance, forecourt and lobby would be situated off Gloucester Street, but the developer and architects are still considering “how to position the entrance,” Mr. Pontarini said. All service access to the condo would be from Gloucester Lane, including access to an elevator that would move cars into and out of the two-level, 34-space underground parking garage. Mr. Pontarini did acknowledge that city planners are “not happy with the transitions” that have been proposed between the tower and the two heritage buildings, and said the developer’s team will have to take another look at their design plans. “We want to do something remarkable because it [2 Gloucester] is a remarkable building,” he said.

Audience reaction to the proposal was mixed. I found it curious that several people who spoke in favour of the development used the exact same words, all saying they wanted to  “commend” the developer, and all saying they found the glass tower design “intriguing” and “interesting.” One supporter said he thought the development would be “a plus for the neighbourhood,” while another said she thinks it “will upgrade the neighbourhood and make it more beautiful,” since the project will “improve amenities” in the area. But people who voiced criticism of the development, including several Gloucester Street residents, complained that they haven’t seen any amenity improvements in the area since three major condo towers were built close by on Charles Street.

At least six people objected to the tower’s height, including several who identified themselves as members of the recently-established Church Wellesley Neighbourhood Association (CWNA). One man complained that a 29-storey tower will be “a looming force over the Yonge Street heritage strip,” while another agreed that the tower “doesn’t work with existing buildings” nearby, and “overwhelms” the two heritage buildings incorporated into the development. A third concurred that the project “breaks the context of the low-rise neighbourhood.” 2 Gloucester is “the Crown jewel of Yonge Street between Bloor and College,” he said, but the condo tower would completely “wreck” that context. And a woman who identified herself as a member of the Bay Cloverhill Community Association (BCCA) argued that the condo would be nearly three times too tall as it should be for an area characterized by so many heritage buildings. “The last best piece of heritage left on Yonge Street” is along the strip from Grenville Street to Charles Street, she said, offering the view that “Yonge Street should become a heritage street from top to bottom.” When she asked: “What could you do with a 10-storey building on the lot instead?”, Mr. Hunter replied that it was “not likely” that the developer would work toward building a shorter condo.

Pointing out that most units in the condo tower will be studios or 1-bedrooms, one Gloucester Street resident said she wanted to know “Where do families fit in?” Although the development was being “sensitive to Yonge, what about the side streets?” she asked. “What are you bringing to our neighbourhood?” She noted that, not only would the tower block Mr. Jewison’s office building views and sunlight, but studies showed it would cast shadows on the adjacent Norman Jewison Park — one of the few public green spaces in the area — as early as 3 p.m. each day. Mr. Hunter responded that it was possible some of the condo units could be redesigned in a “convertible” configuration of 2-bedroom plus den or 3-bedroom styles that would be suitable to families. As for what the developer would be doing for the neighbourhood, he said it was proposing “custom crafted” amenities. It had plans to “transform” Gloucester Lane into “a more pedestrian feel,” he said. And while he admitted that the tower would cast afternoon shadows on Norman Jewison Park he said that, with any development, “there are gives and takes.” And, he pointed out, the City’s own mixed-use designation for the site “is meant to accommodate growth.”

Several speakers weren’t critical of the condo plan per se, but of the problems that would be posed by a new building that would bring several hundred more residents into the neighbourhood without a corresponding expansion of city services and resources, especially for transportation. Even though the tower would rise along a subway line, two speakers pointed out that the Yonge subway is already stressed and overcrowded, so adding more residents to the Yonge Street strip will only make a bad problem worse. “That has to be addressed,” said one area resident who complained about subway congestion. Another said it was “incongruous” that the city would consider further intensification in the neighbourhood without balancing that off with improvements to public transit.

And in what I thought was a novel argument, one man said he thought the city must allow the tower to be built because people who will move to downtown Toronto in future years have a “right” to live in buildings such as the one proposed for Gloucester Street.

Getting back to Mr. Jewison, who was upset to learn about what he repeatedly called a “bizarre project” only after the public consultation meeting was scheduled. Mr. Hunter said he had believed someone had contacted Mr. Jewison’s family to discuss the condo development proposal, and had not received any objection to the plan. Nevertheless, he apologized to Mr. Jewison for the oversight in not contacting him directly.

Going green: Construction on the 77 Charles West luxury condo midrise could be topping off later this month, now that 12 of the building’s 13 floors have been built. Meanwhile, down at street level, the facade is beginning to reflect some of its nearby condo neighbours as its striking green-hued curtain wall cladding gradually gets installed.

I was surprised when I saw some of the first panels being put in place five days ago because the glass is turquoise green rather than blue, as renderings on the project website suggested it would be. Nevertheless, I like how it looks — and think it makes 77’s neighbours look good, too. Depending upon where I stood while looking at the new windows this morning, I saw sharp reflections of the One St Thomas Residences condo tower across the street, the Residences of the Windsor Arms at 22 St Thomas Street one block north, and other buildings in the Bloor-Yorkville area.

So far, the cladding encloses just three storeys around what will be the Charles Street entrance to the condominium homes (the 13 floors of luxury condos rise above Kintore College and Cultural Centre, a three-storey residence and educational facility for female Catholic students attending University of Toronto). I’m anxious to see how the cladding will look on the rest of the floors, especially on the curved south side of the building.

77 Charles West is a project of Aspen Ridge Homes, and was designed by Yann Weymouth of HOK.

Enormous excavation for U Condominiums keeps getting deeper & wider

Digging down:  Whenever I checked out excavation activity at the U Condominiums site back in the spring, it always seemed like the earth was moving at a snail’s pace. I thought it might take until the end of the year before the digging would reach anywhere near the 15-metre depth required for construction of the foundation for the project’s two condo towers, which will rise 45 and 50 storeys tall.  Excavation work appeared to be moving well along the east, south and west perimeters of the property, but a  vast amount of earth remained in the center and along the north perimeter.  Since June, however, the excavation has progressed at an amazing pace, and the big hole in the ground at Bay and St Mary Streets is now more than two levels deep across most of the property.

U Condos is a project by The Pemberton Group. Its two condo towers, along with 3-storey townhouses that will flank the north, east and south sides of the development, were designed by Peter Clewes of Toronto’s architectsAlliance.

Drilling starts: One of Toronto’s biggest construction events took place in the middle of July when the groundbreaking ceremony was held for the much-awaited One Bloor condo tower at the southeast corner of the city’s premier Yonge & Bloor intersection. Drilling equipment had arrived on the site weeks earlier, but it wasn’t until July 15 that executive shovels turned soil to officially kick off construction of the 70-storey tower.

A project of Great Gulf Homes, One Bloor was designed by Hariri Pontarini Architects of Toronto.  My previous coverage of this condo project includes posts on July 15 2011, May 4 2011, and January 10 2011 — my first report on One Bloor.

Neighbourhood Watch: Condo construction activity in downtown’s King & Bathurst area (Part 2)

Three streets, five projects: Last week I profiled five different development projects in Part 1 of my Neighbourhood Watch focus on the King & Bathurst area:  Lofts 399 on Adelaide Street West, plus Victory Condos, Fashion House Condos, Six50 King West and Thompson Residences — all on King Street between Spadina Avenue and Bathurst Street. Today, Part 2 takes a look at another five projects on three separate streets in the same area.

 

Rêve King West

 

Construction is nearing completion on this midrise Tridel condominium project at 560 Front Street West between Bathurst and Portland Streets.  According to the Rêve King West website, occupancy has been tentatively scheduled for this fall. Many floorplans have sold out; however, the website indicates there is still availability for a $341,000 1-bedroom + den in 650 square feet, a 970-square-foot 3-bedroom priced from $535,000, and several “Dream Collection” suites offering anywhere from 1,030 to 1,55 square feet of living space, at prices between $590,000 and $890,000.

Even with construction winding down, I’m still ambivalent about the building’s design. Rêve does have some striking design features that I like — especially the red trim highlights on the black cladding, and the opaque white balcony panels which really make the building stand out. Yet that’s also what I don’t like about Rêve: it stands out too much.  The building’s sheer size seems completely wrong for the location since it totally dominates the block and overwhelms all of its next-door neighbours. It has an ominous, hulking appearance and, particularly when viewed from either the east or west side, looks far too big and way too black. I would hate to live in one of the townhouses at Portland Park Village and have that vast black building looming next door.

Condo development proposal for Front & Bathurst

July 17 2011: A proposed four-building condo development site on the northeast corner of Bathurst and Front Streets. The new Rêve King West condo building (right rear) stands immediately next door to the east.

 

A rezoning application was recently filed with the city to construct a four-building residential community with nearly 1,000 condos at the northeast corner of Bathurst and Front Streets, right next door to the new Rêve King West condos profiled above. The June 30 2011 redevelopment proposal for 578 Front Street West encompasses a group of properties with frontage on Niagara, Bathurst and Front Streets. The plan calls for a mixed-use development with 970 residential units in four buildings ranging in height from 4 to 22 stories. There would be street-level retail space, along with 960 parking spaces in an underground garage.

The site itself has an intriguing history going back more than 150 years. In the late 1800s, the land was used as a coal and wood yard, and then became home to the Doty Engine Works machinery-building plant. Bertram Engine Works subsequently acquired the property, where it manufactured engines and boilers for its nearby shipyard. For a time, it was the location of a brick press manufacturer, and during the First World War operated as a munitions factory. Over the decades that followed, the land and buildings were occupied by a variety of different businesses, including the Rock Oasis indoor climbing gym which operated there until it relocated in June. Minto 775 King West

 

A project of Minto Group Inc., this development is currently under construction on a large site at the southwest corner of King and Tecumseth Streets. Designed by Hariri Pontarini Architects, the 16-storey building has a variety of floorplans for studio, 1-, 2- and 3-bedroom suites that vary in size from 542 to 1,425 square feet and in price from $356,800 to $639,800. Suites in “The Penthouse Collection” range from an 821-square-foot 1-bedroom unit costing $580,800 to an 1,866 2-bedroom going for $1,288,800. Retail space will occupy the ground level of the five-storey podium along King Street. Below are recent photos showing construction progress on the site. 400 Wellington

 

This midrise building on Wellington Street just west of Spadina Avenue is a project of DesignSorbara, a family-owned and operated design development company. It’s essentially two buildings in one, with a 10-storey wing in front and a 12-storey section in back. The complex also blends two distinct architectural styles: The front building was inspired by the  reddish-brown warehouses in the surrounding neighbourhood, while the rear structure features  “a mid-1900s-inspired horizontal layout of windows and masonry,” according to the 400 Wellington website.

At last! Great Gulf breaking ground today for its 70-storey One Bloor condo tower at Yonge & Bloor

Shovels ready: It only felt like it was taking forever, but it’s finally going to happen: According to a July 14 2011 article posted on the Toronto Star website, Great Gulf Homes will break ground tomorrow to officially launch construction of its 70-storey One Bloor condo tower at the southeast corner of at Yonge and Bloor Streets.

Frankly, it’s about time. Seven months ago — in a January 10 2011 post, to be exact — I publicly wondered when Great Gulf was going to get shovels in the ground and start building the One Bloor tower on what is often referred to as the “premier” piece of real estate in Canada. During the months that followed, heavy machines rolled on and off of the One Bloor site, hinting that a construction start was imminent. But they didn’t stay for long, and nothing appeared to change on the property. But after foundation building equipment arrived on the site in June, it seemed clear that preliminary construction work for the tower was set to start.

Initially, One Bloor was slated to be a 65-storey condo building with two floors of retail space fronting on the prestigious Yonge & Bloor intersection. However, thanks to strong buyer demand (the Star says 85% of the units in the 732-suite tower have been sold), One Bloor will now soar five storeys taller — topping off at 70 floors. Construction is expected to cost $450 million and last until the end of 2014.

Falling for FIVE: Wrecking crews have been busy on St Joseph Street, where this week they began knocking down parts of buildings that presently occupy a site where the 45-storey FIVE condo tower will ultimately rise. The structures being demolished sit to the rear of several 1880s-era historical buildings at the southwest corner of Yonge and St Joseph Streets, which will be preserved and restored as part of the FIVE Condos at 5 St Joseph redevelopment project.

First to go was a tacky two-storey rear addition to the charming building right at the corner of Yonge & St Joseph; a sports bar once occupied the upper level, while the ground floor was part of a Timothy’s coffee shop during the late 1990s and early 2000s and, most recently, a shawarma shop. Just to the immediate south, a boxy three-storey brick structure is also being pulled down. The good news is that six old brick buildings with storefronts along Yonge Street will be restored and incorporated into the FIVE Condos development, as will be the case with the facade of the former Rawlinson Cartage warehouse building on the corner of St Joseph and St Nicholas Streets. A senior city planner, Michael Hynes, has publicly described the FIVE Condos development as “the largest heritage building protection project in the country.”

FIVE is a team project by MOD Developments Inc., Graywood Developments Ltd., Tricon and Diamondcorp, along with Hariri Pontarini Architects, Cecconi Simone Inc. interior design, and Janet Rosenberg & Associates landscape architects. FIVE was a bigger winner at the 2011 BILD Awards, presented in late April by the Building Industry and Land Development Association (BILD). It won four major awards, including High-Rise Project of the Year, Best High-Rise Building Design, Best High-Rise Sales Office, and Best Model Suite.

High FIVE: The block to the northwest of Yonge and Wellesley Streets is set to become downtown’s newest condo construction zone, as crews begin preparing the site for FIVE Condos at 5 St Joseph. For the past two weeks, contractors have been conducting soil tests on the project site perimeter, while on Tuesday workers began locating and marking utility service entry points to the property, including gas, sewer and power lines. Yesterday and again today, St Nicholas Street was closed to traffic between St Joseph Street and Phipps Street as crews conducted more preliminary work along the northwest flank of the FIVE Condos location and continued demolishing the interior of some of the buildings on site. That section of St Nicholas Street could remain closed to vehicles and foot traffic for up to four years — the time it’s expected to take to construct FIVE’s 45-storey tower, heritage lofts and street-level retail spaces.

I wish construction wasn’t going to take so long, because I’m anxious to see not just how the FIVE tower will appear on the city skyline, but also to see if I’m right in predicting that this significant mixed-use development project could kick-start a much-needed renewal of the worn and weary Yonge Street strip between Wellesley and Bloor Streets.

FIVE is an intriguing project that will transform a large L-shaped piece of property fronting on St Nicholas Street to the west, St Joseph Street to the north, and Yonge Street to the east. There are three heritage buildings on the site — the Rawlinson Cartage buildings at 610 and 612 Yonge Street, and the William Doherty building at 614 Yonge street — along with other historically noteworthy structures including Rawlinson warehouse buildings at 5 St Joseph and along the east side of St Nicholas Street.

I must admit I felt dismayed when the FIVE project was publicly proposed three years ago, and not just because it meant my favourite gym would eventually be closed (I used to work out at a fitness club that occupied three floors of the Rawlinson building on St Joseph; it was a wonderful, incomparable space for a gym, and I was sorry to learn it was going to become loft condos). Word on the street at the time suggested that most of the heritage buildings between Yonge and St Nicholas would have to be razed to make way for a modern glass and steel tower. I dreaded the thought that the wonderful brick buildings might be demolished, since that would totally destroy the neighbourhood’s charm, ruin the look and feel of the narrow brick-paved St Nicholas laneway, and sadly eliminate some charming old buildings from the streetscape along Yonge. But I was hugely relieved once I saw that Hariri Pontarini Architects had sensitively designed the condo development around the heritage buildings, and wasn’t going to take away the things I love most about this particular area. Now I’m actually looking forward to the construction. I think that FIVE will not only breathe new life into a big block of historic buildings, but could also reinvigorate the surrounding neighbourhood, and perhaps even exert a positive influence on further thoughtful development along the Yonge Street strip.

With distinctive curving glass balconies, the 45-storey FIVE condo tower will establish a visual landmark and focal point for the Yonge & Wellesley area. The refurbished facades for the re-purposed historic buildings will become landmarks in their own right, preserving and enhancing the neighbourhood’s charm and character while demonstrating that development doesn’t always require the destruction of old buildings. FIVE could be a trailblazing project, showing the city and developers how to blend new residential highrises into older, low-rise buildings along a major commercial thoroughfare without spoiling the unique look and feel of the streetscape.  My key hope is that the city will ultimately pedestrianize St Nicholas to complement the cafés and boutiques envisioned for FIVE’s street level; a European-style promenade with outdoor café seating would be a perfect enhancement to the neighbourhood. (5ive, a gay dance bar that formerly occupied the ground floor of 9 St Joseph,operated a café and bar on the tree-shaded boulevard in front of the building for a few summers in the early 2000s. It would be great to see the northwest streetcorner at the FIVE complex come alive with something like that once again.)

For the next several years, though, I’ll have to wait and watch while FIVE goes up. That should be equally interesting to follow. While crews dig a 19-meter-deep excavation on the construction site, the five-story facade of the Rawlinson building on St Joseph Street will have to be preserved and maintained. That means a steel support structure must be erected on the street to hold the wall in place. Although the five-storey west wall of the historical building on St Nicholas Street will be dismantled to allow for construction of the FIVE tower, it will be rebuilt. Since the developer needs construction staging areas, on-street parking spaces must be removed from the south side of  St Joseph; meanwhile, the narrow (5.5-meter wide) stretch of St Nicholas between St Joseph and Phipps Street must be closed altogether for the duration of construction. The street closures and parking space removals could cost the developer $216,000 in fees payable to the city, full details of which are outlined in a March 30 2011 city report.

When the building was redeveloped into a residential highrise in the early 2000s, its facade was dismantled and reassembled — as will be the case with the facades for the buildings where FIVE Condos will rise.

Legal battles resolved: I don’t think W.C. Fields had condo development in mind when he cautioned: “If at first you don’t succeed, try, try again.” But people who saw great real estate potential in two prime East Annex properties seem to have heeded his sage advice. And despite more than a decade of rigorous and strong opposition, they’ve finally succeeded at winning approval to redevelop the site into condos. The lands in question are located near the edge of Toronto’s tony Yorkville district: 10 Prince Arthur Avenue, a 2-storey historic house that has sat vacant for more than two decades, and 14 Prince Arthur Avenue, a 4-storey office building with an Indian fine dining restaurant occupying the ground floor.

From 1998 to 2008, various applications to expand, alter and redevelop the adjacent properties were unsuccessful, for reasons outlined in detail in an April 23 2009 city planning department report. But in early 2008 a developer tried yet again, proposing a 19-storey mixed-use building for the site. City staff and area residents strongly the scale and other important elements of the building proposal, so the developer went back to the drawing boards and modified its plans. It returned with a new proposal for a 9-storey mixed-use building that would retain the historic house, but require demolition of the office and restaurant next door. Area residents and the city still objected with numerous planning concerns, while the Toronto Preservation Board recommended that the City refuse the developer’s application for non-compliance with East Annex Heritage Conservation District Plan guidelines. The developer appealed to the Ontario Municipal Board, but the dispute settled during mediation in February of this year.

The end result is that the developer, Castlepoint, will be permitted to build a seven-storey structure with significant setbacks from the street and neighbouring properties. The luxury condo complex, designed by Hariri Pontarini Architects of Toronto, will incorporate the historic house at 10 Prince Arthur. “The listed structure will be kept intact, the exterior restored, and moved southward towards the road. This move will enhance the normalcy of a street that has been fractured by the variety of built forms. The large treed terraces raking the North side of the nine-storey building eases the transition between the traditional three-storey residential fabric to the North, and the high-rise buildings of Bloor Street and Avenue Road to the South and East,” the Hariri Pontarini website explains. Though legal battles over the properties have finally been resolved, there’s no word yet on when Castlepoint plans to commence construction.

Meanwhile, changes could be coming to the heritage building directly across the street at 17 Prince Arthur Avenue. According to Ward 20 Councillor Adam Vaughan’s website, developers want to build a 4-storey addition to the rear of the structure, currently used as commercial office space. “The building owners would also like to preserve and enhance the grass boulevard and trees in front of the building and add a pedestrian walkway to the west of the building, which would connect the Green P parking lot to the south with Prince Arthur Avenue.  The four storey addition would be made of clear glass and zinc siding. A concern is that the addition would be visible just above the roofline. The developer and architect have met with representatives of the Annex Residents Association for initial community feedback on the design of the building and how concerns, such as the one above, might be addressed. A mechanical penthouse would be built at the rear and east side of the building. The architect proposed that it be clad in brick that matches the brick of the original building,” Councillor Vaughan’s website reports. No word yet on when an official application for that project will be presented to city planners. Florian’s classy curves go with the Davenport flow

Ship shape: When I view The Florian from certain angles, I sometimes feel like I’m looking up at the prow of a tall, grand Cunard ocean liner, like the Queen Mary 2.

That’s the visual impact, on me, of the long, curved podium that draws to a sharp point at the east and west ends of the 25-storey luxury condominium complex currently under construction on Davenport Road, at the northern tip of Bay Street. It won’t be crossing any oceans, but from its berth along the big bend on busy Davenport Road, The Florian will overlook a steady stream of traffic flowing past. Away from the street, The Florian’s crescent-shaped site will be a sea of tranquillity, with lush secluded gardens and landscaped rooftop terraces. 

And like a Cunard liner, The Florian will exude class and sophistication: though it’s more than 80% sold, suites are still available at prices ranging from $1 million to more than $3 million.

A project by Diamante Development Corporation, The Florian was designed in a joint venture by Toronto architects Young + Wright / IBI Group Architects and David Pontarini of Hariri Pontarini Architects.
