Downtown skyline views from the Toronto Islands

The downtown Toronto skyline as seen from Ward's Island

A Ward’s Island view of the downtown Toronto skyline earlier this month

Pics and video: A lunchtime bikeride on the Toronto Islands earlier this month gave me a chance to check out how much the downtown skyline has changed in the one-year period since my last trip to the islands.

Although there are dozens and dozens of condo towers and several office highrises under construction in downtown Toronto, only a handful of projects have so far made a significant impact on the skyline views.

The southwest downtown core is now dominated by the two ÏCE Condominium towers which are still under construction on York Street, while the nearby Delta Hotel tower at Southcore Financial Centre on Bremner Boulevard also makes a big impact from some perspectives.

Off to the west, the Library District Condominium tower is a noteworthy addition to the Concord CityPlace skyline; a year ago, only its construction crane was visible.

Over on the southeast side of the downtown core, The L Tower is the most eye-catching new building, with the water’s edge Residences of Pier 27 also commanding attention even though it’s only a midrise condominium project.  Much farther east, the Distillery District is easier to locate now that construction is drawing closer to completion on the Gooderham Tower.

X2 Condos turning heads at Jarvis & Charles

X2 Condos

April 17 2013: Construction of the X2 Condominium tower has climbed 5 floors on the way to 49, as seen in this view from the northwest on Charles Street. Click on the picture to view a larger-size image.

Eye catcher: When 2012 drew to a close, construction of the X2 Condos at the southwest corner of Jarvis & Charles Streets was just beginning to rise above the hoarding that blocked most of the site from the view of passing motorists and pedestrians. As New Year’s approached, a couple of support columns for the 49-storey tower’s ground floor were taking shape near the west end of the building site — the first signs of construction progress visible from street level.

With construction now up to five floors, passersby can’t help but notice the building — and get an early sense of the tremendous visual impact it will have in the Bloor-Jarvis neighbourhood once construction is complete.

I have walked past the X2 Condos site three times in the past two weeks, and on each occasion have noticed that the building is commanding considerable attention from people passing by both on foot and in vehicles. I saw pedestrians pause to watch the construction work, and noticed dozens of vehicle drivers and passengers checking out the site while waiting for traffic lights to change at the busy Jarvis-Charles-Mt Pleasant intersection.

Frozen fingers: It’s only a few days into spring and I’m still sorting through hundreds of building and construction photos I took during the winter. What has struck me the most is how gloomy and grey the city looked most of the time. Sunny, clear days were few and far between — and when they came, it was usually too bitterly cold and windy for me to risk freezing my fingers by wandering around with my camera.

I did manage a few long photo walks, though, and have been gradually posting the pics in albums on thetorontoblog.com’s Flickr photostream.  Above is a link to my fourth winter photo album, March 2013.

Pit Stops: Photo roundup of below-ground and at-grade construction activity at 21 downtown condo, office & university building sites

Picasso on Richmond condos

As 2012 drew to a close, some noteworthy downtown building projects had reached different stages of at- and below-grade construction progress. At some sites, like this one for the Picasso on Richmond condo tower, preliminary foundation drilling work was in full swing …

Studio on Richmond condos

… while at others, like this one for the Studio on Richmond and Studio2 condo towers just two blocks east of Picasso, site excavation was ongoing.

The Yorkville condos

Over the same period of time, underground parking levels were taking shape at some building sites, like this one for The Yorkville condo project on Davenport Road …

X2 Condos

… while over on Charles Street East, construction had reached a milestone mark at X2 Condos, where building had started on the ground level of the tower

Fall photos: Until condo and office tower construction starts to climb above street level, it can be difficult to track how quickly work is progressing on the dozens of new buildings going up in Toronto’s downtown core. Ground-level views of building sites are often obscured by hoarding and security fences, plus concrete delivery trucks, dump trucks and other construction vehicles maneuvering into and out of staging areas adjacent to construction zones. I find it’s a big challenge to monitor ongoing progress at places where underground levels are taking shape, let alone keep an eye on sites where shovels are just breaking ground or preliminary work is being undertaken to prepare for full-scale construction. The vast number of projects scattered throughout the downtown core certainly doesn’t make the task any easier.

 X Condominium

X2 Condos will be a sister to the X Condominium tower on the north side of Charles Street (seen here in a view from the southeast on August 30 2011).  The 44-storey X Condos, which opened for occupancy two years ago, was designed by architectsAlliance.  Together, the developers say, X and X2 will stand as an eastern “gateway to Yorkville/Bloor.”

Glassing in: Window and cladding installation is nearly finished on the Couture Condominium tower under construction at 28 Ted Rogers Way (the northernmost block of Jarvis Street, just below Bloor Street). With glass balcony panel installation currently in progress, the tower exterior should look complete within a few weeks.

Assembly day: Another construction crane is rising on the city skyline today, joining dozens of other cranes already working on major condo, office and other building projects throughout the downtown core. The new crane will soar skyward above Jarvis and Charles Streets, where it will help construct the  X2 Condos tower for developer Great Gulf Homes.

X2 Condos will be a 49-storey tower designed by Toronto’s Rudy Wallman Architects Inc. It will be a “sister” skyscraper to Great Gulf’s highly popular X Condos, a 44-storey tower which opened for occupancy in the summer of 2010 just a stone’s throw away on the north side of  Charles Street. (X Condos was designed by a different architectural firm, Peter Clewes and his team at architectsAlliance of Toronto.)

Crane coming soon?: Every time I walk past the X2 Condos building site — which lately has been about four times a week — I expect to see a construction crane rising from the deep excavation at the southwest corner of Jarvis and Charles Streets.

In early January, one of the construction crew told me that workers had to excavate just 20 more feet of soil, after which time a 6-foot-thick slab of concrete would be poured throughout the bottom of the pit to create the base for the 49-storey building foundation. Once the concrete had cured, the crane would be installed. That would take place sometime in January, the construction worker said.

Snow day! Photos of some downtown construction sites after a light morning snowfall dusts Toronto

West Don Lands Community Toronto

The vast construction zone for the new West Don Lands Community is seen in this image taken by a Waterfront Toronto webcam this afternoon. The 80-acre site was blanketed with light snow this morning, less than 24 hours after Waterfront Toronto and Infrastructure Ontario announced that long-awaited construction is finally commencing on the new mixed-use residential community a short distance east of the downtown business district. The highrise under construction at upper left is the 40-storey Clear Spirit condo tower in the nearby Distillery District.

Halfway up: The Couture Condominium tower continues its ascent half a block south of the intersection of Bloor & Jarvis Streets. When I passed by the project site last Friday, a construction supervisor told me that crews were working on the 21st floor — almost the halfway point for the luxury condo highrise. (The Couture website states that the tower will have 44 floors, but the supervisor and a construction worker both insisted the building will be topping off at 42. However, a September 2011 construction update on the website says “the project consists of a 2 level podium, from which the 42 storey tower emerges.” )

It won’t be long before Couture climbs higher than its next-door neighbour to the north, the 28-storey Residences on Bloor rental apartment building at 235 Bloor Street East. But it still has a few more months of construction to go before it begins drawing serious attention away from its next-door neighbour to the south, the 44-storey X Condominium Tower at 110 Charles Street East.

A highly successful project of Monarch Group, Couture is 97% sold with only 9 suites remaining for sale. They include a 558-square-foot, 1-bedroom 1-bath “Tokyo” unit going for $349,340, and a 665-square-foot 1-bedroom + den with 1 bathroom “Milan” suite on the second floor, listed at $360,990 on the project website. (Interestingly, when I last reported on Couture’s progress in a September 3 2011 post, I noted that the website had listed a slightly larger “Tokyo” suite for a considerably lower price — $292,490 for 590 square feet.)

Couture Condominium was designed by  Graziani + Corazza Architects Inc. of Mississauga.

Below are more photos from last Friday afternoon. Photos of Couture’s earlier progress can be viewed in my posts on September 3, June 23, March 5, and January 25 of this year.
